    Cardboard box renting is about all most renters will be able to afford in a few years. I wouldn't be trying to do yourself out of a market.

    yup, some of us are board members to non profit land trusts, while the others are parasites profiteering at the expense of stable communities.

    from what I understand of LL obligations to tenants in the US, I'm not sure there's even a picture of what a good landlord is?

    Haven't rented in decades but I still think proper upkeep and response to tenant's needs is the key. And notice of increases too.

    broken as in the float is stuck or there's water and smashed porcelain? because that's the difference between a few days and "on the way, do you know where the shut off valve is in your unit?"

    either way, it's being replaced with a low-flow.

    a few years ago the hot water tank i my unit had the bottom finally rot out.
    It's in a small closet with a bit of a lip to get to the average height of my floors, and I'm on the uppermost floor. My neighbour had about a half a foot in his place before it continued to the shops and basement. Ballpark several hundred (if not thousand) cubic feet of water if you figure an average of 5 G/m for at least a couple hours until we clued in and got the water shut off.

    of course this was at 4am in January.

    had a couple days without water, but it got fixed at the LL's expense.
