"Elephant in the room" is that uncomfortable fact, truth, condition, or situation, that everyone is aware of and is aware that everyone else is aware of but for the sake of tact, or embarrassment, or what ever is not mentioned or brought up as a topic of discussion. "White Elephant" is a valuable item that is simultaneously difficult to rid one's self of and burdensome to maintain. A failing business that no one's wants to buy would be a white elephant. An expensive piece of commercial real estate that no business wants to rent space in which therefore makes it unattractive to buyers, would also be a white elephant.
