    Like, I'm thinking about the building behind me.

    Long story short, it's owned by CBRE. 12 multi tenant units, 12 single/studios.

    A few years back, they managed to strong arm or otherwise renovict 90% of the tenants before the tribunal put a stop to it in hopes of turning it into a dedicated Air BnB. Mostly younger folks working in film or other creative industries that didn't have the time for a prolonged battle with a multi national. Municipal laws changed to address the housing crisis this was causing in the city.

    Save for one person, the place is vacant since '17.

    Earlier this year, my non profit extended an offer that was in the low end of its current value. They rejected it preferring to sit on it, waiting for the chance to get an adjacent property or two (not sure how they'd get us, as we have a 99 year charter, however...) and the chance to redevelop the community that doesn't want to be redeveloped.

    SO yeah, I think the notion of having to compete with an internation real estate developer for housing stock is represented pretty well by those who take all the slices.

    why is it guys like you and albert always try to use concepts like virtue and selflessness as put downs?

    But no, I think that's likely limited to within your own scope. While there are certainly examples, it's neither our nature nor the norm.

    interesting fact came up today at the land trust board meeting.
    Seems that in the last decade the local population under 18 has dropped by half.

    makes sense, as gentrification has made family suitable rentals pretty much unrealistic.
