As a landlord, good luck, but that's not how it works. You'll have maintenance, the tenants will cause some damage, especially if you get crap ones, and wear and tear. Couple of pieces of advice: Don't slum the tenants, even if you get burned by some bad ones, keep everything in a condition you'd be happy to live in If you find really good ones, don't chase them out with rent raises, the security of good tenants beats any maximising of rental income.
Spot on. When I was a (below average) sales person at Circuit City, we had slumlords come in to load up on the cheap appliances. They had nothing but contempt for their tenants. It's hard to have any respect for someone who has none for you.

Don't forget that the government can mandate that you not be paid rent for a year or two at a time while you can't evict them for [REASON], because that's a thing now. So you've got that going for you.
Bad news, everyone... I wasn't able to finish the renovation until the end of October. November and December are the worst possible time to find good renters. I wound up having to drop the rent $100 a month. Finally got someone moved in after 3 months. On the plus side, they have dogs so we charged extra rent for that. Now I'm just waiting for the checks to start hitting my account.

You make a good point. I should be grateful to Biden. Everything's so expensive that no one can save up a down payment. And interest rates are so high that no one can afford a mortgage even if they had the down payment. And even if they could, there aren't any homes to buy because no one wants to sell and give up their 2% interest rate. So people have no choice but to rent. I've been able to jack up my rents around 20% since Biden took office.

When I worked at the assessor’s office a couple decades ago, I had to sit in on many appeals process. Most were settled before any “official” process. The ones who were not satisfied with a fair ruling were one of two types - uber wealthy who tried to claim their McMansion couldn’t possibly be worth half of what they paid for it; the other - assholes who wanted a dirt poor assessment because the building is failing down thinking the income that building provided the owner would not be taken into account. Volpone appears to be the latter.
